A low monument at the drive, or letters on the building, is how new patients find a clinic that does not sit on a retail pad. Multi-tenant medical buildings often share one monument and give each practice a line on it. We size the cabinet to the site and the setback instead of dropping in a catalog kit.

The panel on a directory or beside the suite door is what the property manager usually controls. Replacements have to match the building’s size, color, and type style. We fabricate the panel to that criteria. We do not design a new cabinet the building will refuse to hang.

ADA and corridor wayfinding

Room identification with tactile characters and Grade 2 braille, at the mounting height the rule expects, plus corridor signs for imaging, billing, or a dental operatory wing. This is the set inspectors look at during a build-out. It is a different product from the logo behind the desk.

A dimensional logo or a reception sign is brand, not navigation. It should not compete with room identification. Dimensional letters and cut acrylic are in-house CNC and laser work, so the lobby piece and the room signs can share one design path.

Approvals, access, and upkeep

Office-park signs fail in review more often than they fail in the shop. The review is the landlord’s criteria, the city’s exterior rules, and a finished room list — three different gates.

Landlord, property manager, and HOA

Medical office parks and professional buildings almost always have written sign criteria. Panel size, what copy is allowed, and whether a practice may add a rider to the monument are decided there before the city sees a drawing. HOA rules show up more often on converted houses and small offices in the suburbs than they do on a purpose-built clinic. Send the criteria. If you do not have it yet, the quote can wait on that page rather than guess.

City of Columbus and suburb permits

Exterior building letters and monuments in the City of Columbus follow the graphics-permit path, especially when they are illuminated. Interior ADA signs are not that permit. They still have to meet accessibility rules, which we fabricate to. Historic districts such as German Village and the Short North can add a design review when the office is in an older building.

A Columbus mailing address is not always the City of Columbus. Dublin, Westerville, Hilliard, and the other Central Ohio suburbs file separately, and their size limits are not the city’s. We confirm the jurisdiction from the suite address. We do not publish permit fees or approval times.

Lead time and a build-out date

The date we hear most often is the build-out, not a retail grand opening. Interior ADA packages can be fabricated while an exterior permit is in review, but only after room numbers and names are final. We do not cut room signs from a plan the architect is still renumbering. Exterior monuments wait on landlord approval and the permit path. We confirm both windows with the quote. Most inquiries get a response within one business day.

Illumination

A clinic with evening hours needs the monument or the building letters to read after dusk. Halo-lit letters are common on professional buildings because they stay legible without a bright face. A dental office in a retail strip may want front-lit letters so the bay reads with its neighbors. Indoor directory panels are typically non-illuminated. If the landlord specifies the lighting, that specification wins.

Maintenance

The common change in a medical building is a tenant move: a directory strip or a suite panel comes down and a new one goes up. That is a replacement panel, not an LED failure. When the building sign itself goes dark, that is sign service — modules, a power supply, or a face — if the cabinet is still sound. Interior plaques rarely need service unless a repaint removes them. The monument or building sign identifies the property from the drive or the street. The suite panel identifies your door inside a building that may house several practices. Patients need both. A shared monument usually means you get a panel in the landlord’s cabinet, not a second freestanding sign.
Do dental and medical offices need ADA signs in a small suite?
Room identification that is required to be accessible needs tactile characters and Grade 2 braille, including in a small suite, when those rooms are part of the accessible route. A logo on the lobby wall does not satisfy that. We fabricate the room signs to that spec. We are not the inspector, and we do not certify the building.
Who approves the sign — the landlord or the city?
Often both, for different parts. The landlord or property manager approves panels and monuments against the building’s sign criteria. The city or suburb permits permanent exterior signs, especially illuminated ones. Interior ADA signs are neither of those approvals. We coordinate the exterior permit on installation projects. Can you replace only our panel on a shared monument?
Yes, when the cabinet is staying and the criteria allow a tenant change. Send a photo of the monument and the criteria page that shows panel size and copy rules. If the cabinet itself has failed, that is a different quote.
What if the suite number is not final?
We can quote the exterior and the lobby from the criteria and the address. We hold ADA room signs until names and numbers are final. Cutting them early means paying to cut them again.
